International property disclosure
Zalloum Realty International (ZRI) is a Florida real estate brokerage. International listings are presented for marketing and introduction purposes. A Florida license does not authorize real estate brokerage in another country. Any services requiring local authorization must be provided by appropriately authorized professionals in that jurisdiction. The parties’ roles, representation, and compensation must be confirmed in a separate written agreement. ZRI may receive a referral or marketing fee where permitted by law.
Property information and photographs are supplied by owners, developers, or listing providers and may not have been independently verified by ZRI. Prices, availability, dimensions, taxes, fees, and terms are subject to change. The stated currency controls; any currency conversion is an estimate. Rental income, appreciation, financing, residency, and investment returns are not guaranteed. Renderings and illustrative images, when identified, are not photographs of completed property.
Before signing or transferring funds, retain independent local legal, tax, title, and inspection professionals to verify ownership, liens, permits, condition, measurements, foreign ownership rules, closing costs, and the authority of all parties. Confirm payment instructions independently. This website is not legal, tax, immigration, or investment advice. An inquiry alone does not establish representation. Nothing here waives duties or liability that cannot lawfully be excluded.
Buying in Mexico
Foreign buyers of residential property within 50 km of the coast or 100 km of an international border generally need a Mexican bank trust (fideicomiso) rather than direct title. Requirements depend on the property and transaction. Have independent Mexican counsel and a notario público verify title, any ejido or communal-land issues, permits, and the appropriate ownership structure before committing funds.
